Service Charges

Service charges are determined by what is needed to ensure the smooth running of all parts of the estate over a 12 month period.  This includes provision to build funds to cover maintenance which occurs outside the annual cycle.  The budget, which is sent out before the financial year starts, contains a list of all the various headings and projected spends for which funds are required to ensure services can be delivered effectively during the course of the year.  The scope of services is set out in your Legal Agreement but the main headings include:_

  • Caretaking services

  • Gardening and Grounds maintenance

  • Window cleaning

  • Heating, lighting and cleaning of communal areas

  • Maintenance of equipment and appliances for example lifts and door entry systems

  • Management fees

  • Sinking funds for major works and decoration

  • Building Insurance

 

The Service Charge for your house or flat is then calculated in accordance with your legal agreement.  It ensures that every property owner pays a fair share of the costs of providing services to the flats and houses.
